190-Acre Private pond with only eleven pond-owners. This manmade pond provides great swimming, fishing, kayaking, boating (electric only) and diverse wildlife. The Brooks Pond Conservation Association (BPCA) created protective covenants and restrictions to ensure the area maintains its unique beauty and character. Properties have BPCA restrictions which go with land no matter who buys them. The eleven major shoreside property owners signed on to the BPCA conservation agreement. The pond, islands, spillway, dam, land under water, and properties are owned by the shareholders of BPW Inc. Those shares are available (subject to first refusal) to buyers of property here. They carry a (voluntary) annual contribution-tax deductable-to cover pond upkeep (weed control, dam maintenance etc.) that is $5371 in 2011.
